WHAT IS ADVANCED MANUFACTURING?
Advanced manufacturing is the integration of modern production technologies with specialized real estate infrastructure. It includes facilities that combine automation, robotics, digital systems, advanced materials, R&D, and precision production. These processes often require higher levels of power, utilities, technical labor, flexibility, and operational control than traditional industrial space.
CHIPS Act and Inflation Reduction Act
The CHIPS Act and the Inflation Reduction Act (IRA) have both increased demand for advanced manufacturing, but their effects vary. The CHIPS Act has proven to be a more stable program for reshoring semiconductor production and developing mega-sites. However, the benefits take time to materialize since building and equipping semiconductor fabrication facilities (fabs) requires years of permitting, construction, and staffing.
On the other hand, the IRA has had a faster impact, leading to a surge in clean energy manufacturing announcements, especially in electric vehicles (EVs), batteries, solar, and related supply chains. Yet, the IRA has also experienced more instability due to changes in tax credits, policy uncertainties, and declining demand for EVs, resulting in cancellations and job losses.
